Buyer coverage helps protect you during your first year of ownership, when you’re still learning how the home operates and which systems may need attention.

What's Covered
- Heating and Air Conditioning: Coverage includes up to 2 primary furnaces and 2 A/C systems. Commonly covered components include compressors, air handlers, heat pumps, thermostats, blower and fan motors, and heat exchangers.
- Plumbing: Coverage typically includes water, gas, and vent lines within the foundation, faucets, tub and shower valves, toilets, water heater, sump pump, and drain stoppages within the foundation.
- Electrical: Coverage typically includes general wiring, breaker panels, circuits, outlets, ceiling fans, garage door openers, and doorbells.
- Appliances: Coverage typically includes primary range/oven, refrigerator, dishwasher, built-in microwave, washer, dryer, trash compactor, garbage disposal, central vacuum, and other listed appliances.
What's Not Covered
Home warranties cover normal wear and tear. They don't cover everything, and we'd rather be upfront about that.
Common exclusions include:
- Pre-existing conditions, improper installation, or code violations
- Mobile homes or commercial properties
- Cosmetic repairs, rust, or corrosion
- Ductwork, refrigerant leaks, solar systems
- Water softeners, wells, septic systems, outdoor lines
Important: All claims must be coordinated through TMI Home Warranty. If you call an outside contractor on your own, those costs are not reimbursed.
