PM vs. TA: Choose the Right Coverage Level

PM — Programmed Maintenance Agreement

Best for: Stable equipment, budget-conscious organizations, teams that want routine care and a reliable partner for service calls.

PM is your proactive maintenance foundation. We perform scheduled maintenance on a regular cadence tailored to your equipment—from 2 to 12+ visits per year depending on your needs. When you need repairs outside of planned visits, you receive preferred service rates.

What PM includes:

  • Planned maintenance visits (2-12+ per year)
  • Cleaning, calibration, lubrication, and operational checks on covered equipment
  • Filter replacement on schedule (commonly 4 changes per year)
  • Preferred hourly rates for non-scheduled service calls (plus applicable trip charges)
  • Repairs and parts billed as needed—PM focuses on maintenance, not full coverage

When PM makes sense: Your equipment runs reliably. You want consistent upkeep, better performance, and a service partner who knows your building. You're comfortable handling repair costs as they come up.

TA — Total Coverage Agreement

Best for: Uptime-critical facilities, properties where downtime carries real cost, teams that want budget predictability and fewer repair approvals.

TA is full coverage. You get the same quarterly planned maintenance as PM, plus predictive maintenance and covered repairs for the equipment listed in your agreement. When something fails on a covered unit, we handle it—parts, labor, emergency or not.

What TA includes:

  • Planned maintenance visits (2-12+ per year)
  • Predictive maintenance: worn, failing, or suspect components replaced before they cause problems
  • 24/7 emergency and trouble-call coverage with prioritized response
  • Covered emergency service labor and materials—day or night—for equipment in your TA scope
  • Service documentation and maintenance logs
  • Flexible billing structures (monthly, quarterly, or annual options)

When TA makes sense: Downtime affects tenants, production, customers, or revenue. You're owner-occupied and plan to be in the building long term. What Equipment Gets Covered

Coverage is specific to your building—not a generic template.

We build an equipment schedule that lists exactly which HVAC units fall under your agreement. Your coverage matches your actual inventory: rooftop units, split systems, furnaces, air handlers, condensing units, and related controls.

We can also include automated temperature controls tied to listed equipment when applicable.

Filter schedules are documented separately, so there's no confusion about what gets changed and when.

What's Not Covered (And Why We're Clear About It)

Vague agreements create problems. We'd rather be upfront.

For PM agreements: PM covers maintenance. Repairs and parts are not included—they're billed as needed at your preferred rate. PM keeps your equipment in good shape; it doesn't cover what breaks.

For TA agreements: TA covers equipment repairs, but it's not "everything in the building regardless of cause." Certain items are typically excluded:

  • Non-maintainable components (ductwork, piping, structural elements)
  • Non-moving infrastructure items
  • Refrigerant-related or regulatory issues
  • Conditions outside the agreement scope or beyond reasonable control
